Not a generic “pre-qualified” letter from a website in five minutes. A documented conversation with Jesse, based on your real paperwork, that tells you exactly what you qualify for and what you need to have liquid — in English or Spanish.

There are two things that get called “pre-qualification” in this industry. One is theater; one is documented conversation. Knowing the difference is the first thing.
The first kind is an automatic letter that a website sends you in five minutes, based on what you typed in without verifying anything. That letter doesn’t help with anything serious — sellers don’t respect it, and the number on it falls apart the moment a real lender reviews real documents. It exists to get you into a funnel, not to get you into a home.
The second — the one we do here — is a documented conversation with Jesse. You share your paperwork. Geneva Financial reviews your credit, income, debt-to-income ratio. Jesse tells you a specific number for your situation, what program fits (FHA, conventional, ITIN), and what you need to have liquid to start. When you reach an offer with that letter, sellers and agents respect it.
Jesse runs documented pre-qualifications for families across Clark County — Las Vegas, Henderson, North Las Vegas, Spring Valley, Summerlin, and Boulder City. The conversation works the same in every neighborhood; what changes is the price band and the program that fits.
What to gather · five categories
If you’re missing something, don’t worry — we start with what you have and tell you what to gather next. “Bring what you have — I’ve started with less.” — Jesse. The conversation is what matters, not the paperwork being perfect from minute one.
Consular ID, passport, or Nevada driver license. Whichever you have — Jesse works from what you bring.
Federal returns, pay stubs, or business records if you’re self-employed. The point is to show stability, not perfection.
Two to three months. Shows the rhythm of money in and out — useful for both qualification and structuring the down payment.
If you’re an ITIN holder, your current ITIN. If yours is near expiration, flag it — renewal takes weeks and we want to start it early.
If you have it. On-time rental payments count as alternative credit history — they help especially when traditional credit is still being built.
How pre-qualification works
One call sets up the next conversation, whether you’re in Spring Valley, Henderson, Summerlin, or any corner of Clark County. No commitment, no automatic letter — just a real human reading your situation.

Thanks to Jesse Fonseca and his team for making my dream of buying my first home come true.

I feel very good about how you all helped me and treated me, this is my first home, thank you.
Pre-qualification is a conversation, not a form. It happens with Jesse — on the phone or across the desk at 400 S. Jones Blvd. — because the useful part is the reading, and a form cannot read anything.
Bring what you have. If a document is missing, that is itself information. Most families who arrive “not ready” are closer than they think, and most who arrive “ready” have one thing left to fix. You will know which you are before you leave.
