Nevada requires every licensee to hand you a form explaining what they owe you. Most people get it with a pen already in their hand. We would rather you read it now, with nobody waiting.
The form
Duties Owed is a disclosure, not a commitment.
Nevada Administrative Code requires a real estate licensee to give each party a Duties Owed by a Nevada Real Estate Licensee form before that party signs anything. It’s one page. It lists what your licensee owes you by law — not as a courtesy, and not as a sales promise.
What it lists: disclosure of material facts, exercising reasonable skill and care, and accounting for money. Some of the duties owed to you by law — the form spells out each one, and the full list.
Most buyers meet it at the worst possible moment to read anything. So it’s here instead — before there is a transaction, a deadline, or a person across from you waiting.
Signing it acknowledges you received it. It is not a contract to work with us, it does not commit you to anything, and it is a different document from an agency agreement — that one establishes who represents whom, and you should understand this page before you sign that one. We hand it over at the first sit-down, not at the closing table.

What is the difference between the Duties Owed form and an agency agreement?
The Duties Owed form explains what a licensee owes you under Nevada law. An agency agreement is a separate document that establishes who represents whom. They are different papers with different jobs, and you should understand the first before you sign the second.
Does this apply to the mortgage side too?
No. The Duties Owed form is a Nevada real estate requirement and applies to the brokerage. Mortgage financing through Geneva Financial is governed separately under federal lending rules — different regulator, different disclosures.
